Run away ASAP!!
We chose Guardian Restoration after a major house flood in January of 2021. We chose them as we thought they would be a good company since they are Allstate’s preferred contractor in the area.
They under-bid the project costs in order to secure the bid from insurance and then delay the project when it costs more than their estimates. You will repeatedly have to wait on them to write the insurance company for additional money to complete projects when they cannot find any subcontractors to do the job for their quoted price.
They have repeatedly lied, underestimated deadlines, done shoddy work, promised and then not followed through for the last 11 months.
They initially promised finishing flooring, 2 bathrooms, our kitchen, and drywall for our entire basement in mid June. This turned into mid July, mid August, and then mid October. At October, they stopped saying dates. They will not put anything into writing to as to not be held accountable despite requests from us and the insurance company.
It took them 5 months to get in and get drywall done, they did not follow texture requests, and had painting that required many touch ups.
At this point, they will not return calls, texts, and emails. Their desk people at the main business just say, “We’ll pass this on to so and so” but no responses are heard. They withhold payment from their subcontractors also which drops your job to the bottom of the subcontractors que. We ordered cabinets at Huntwood though them, they nickeled and dimed us for minor changes to our original cabinets and then did not pay Huntwood the allotment from Allstate on time. These had been ordered 3 months previous.
They do not have the capacity to make change orders and handle large projects. They will not handle your belongings with any sort of regard.
The photos attached are very close to the houses current status 5 months after they had said we would be done. Still living in an apartment as the house is unlivable.

The Guardian team responded quickly to dry out my father-in-laws house and worked directly with USAA. When repairs were needed, I worked with a few companies to get estimates. Only Guardian and Steve B were responsive through out the process. Picking Guardian was a no brainer. The repair work was well done. The wall repair and paint was terrific. The coordinated with a flooring company to replace the damaged flooring in the kitchen. I would hire them again.

Guardian was listed by my home insurance company as a preferred company for moisture mitigation, demolition and restoration of our bedroom after an AC drain pipe leak in our attic.
Guardian came out immediately and began the dry-out process, testing for moisture and for mold mitigation. A POD was arranged for storage of our bedroom furniture and for workers to move everything out.
Arrangements for the ceiling to be tested for asbestos and the safe removal, then the removal of damaged drywall, the ceiling portion and the laminate flooring was scheduled for removal (all took care to keep dust and debris from being tracked in/out). Once all the repairs (drywall, insulation, texturing, painting and new laminate) were completed, workers came to move our furniture back into the room. At each step, Guardian called to arrange the day and time of the various projects and coordinating with the AC installers and the asbestos removal company.
The various workers were attentive, friendly and professional. In these days of Covid-19 we appreciated that everyone coming in and out of our home were mindful of mask wearing.

So, if you are here reading this that means something bad happened and you need help. Well you are looking at the right people to help. A few weeks ago, out house of 2,000 Sf packed full of life over the last few years was smoked damaged from a garage fire. They showed up the next day and they packed it all up very quickly neatly and carefully. They were caring kind and very professional. at one point while they were on lunch an employee had a race with my daughter around the yard to help keep her entertained. " they had been moving stuff out of the basement all day and there was no way they were not already tired" When they were in my house packing it all up I felt like they treated our stuff as if it were their own, I felt more like I had one of my family members over helping me not a hired team. With these guys you will be in the right hands. Never did I feel like we need to watch what was going on or if we had anything to worry about." I know that if anything happens like this again, I will be calling them.
Thank you Guardian you made a crazy hard and stressful moment a lot easier knowing we had a team like you on our side.
